INVENTORY FIRST / COUNTED / CARRIED

What a house move is here

Carried out of one home,
into the next.

A move is quoted from the list you send, not from the address or the number of rooms. Four things decide the figure, and all four are published here.

The load, counted
Every item on your inventory is read into trolley loads, so you can estimate the figure yourself before anyone visits. Bulky and heavy items are named separately, because they change the count.
Access, priced per level
Stairs, ramps, loading bays, the push from the truck to the door and a second lift ride are charged as a published rate per trolley. Nothing about access is discovered on the day.
Packing, by the hour and the box
Packing is bought in hours of trained labour, with the materials for those hours inside the rate, and boxes are loaned against a refundable deposit. You can pack everything, nothing, or only the rooms you would rather not.
Cover, and what you declare
Cover applies to the load as carried. Items you declare get their own written figure before the move, because a declared value is what a claim is settled against, not an estimate made afterwards.

Where the count
earns its keep.

Illustrative loaded hand trolley of wrapped furniture and cartons waiting on an apartment lift landing

Four-room to five-room flat · six trolley loads · one flight of stairs

Flat to flat, one flight short of the lift

Both ends inside a block, with one flight of stairs at the new address because the lift stops a level short of the unit. The stairs were on the quotation before the date, priced per trolley, rather than raised at the door.

The count, line by line

Inventory sent as a room-by-room list, with photographs of the bulky items. Six trolley loads: S$100 for the first two, then S$40 for each of the four after it, which is S$260 of carriage. One flight of stairs at S$10 per trolley per level. Two packing hours at S$150 for the first and S$75 for each started half hour after it, materials inside the rate. Loan boxes at S$3 each against the refundable deposit, collected once the unpacking is done.

Landed house to condominium · nine trolley loads · push and surface priced

A long push over stone, with the lift booked

A stone-surfaced driveway to cross from the loading bay, and a goods lift booked with the management corporation for the afternoon. The push distance and the surfacing were priced per trolley on the quotation, and the building paperwork was filed a week before the date.

What the access added

Nine trolley loads: S$100 for the first two and S$40 for each of the seven after it. Push distance at S$10 to 300 m and about S$20 beyond it, per trolley. Stone surfacing at S$10 per trolley where the boards go down. One second lift ride at S$10 because the goods lift carried a smaller stack than the truck drops at once. The corridor padding, the lift booking and the deposit the building asked for sit inside the carriage rather than coming back as extras.

Illustrative numbered cartons and wrapped furniture standing in a dry storage bay with a clear aisle

Studio to one-bedroom · three trolley loads · fourteen days held

Two addresses that did not line up

Keys for the new address came two weeks after the old tenancy ended, so the load went from the truck into the store and came back out on the day the flat was ready. One booking, one count, one figure across both load days.

How the fortnight was billed

Three trolley loads of carriage on the collection day, S$100 plus S$40, and the same again on the delivery day, because a load day is a load day whichever direction it runs. Fourteen days in the store at the half-load tier of the storage schedule. Nothing was re-counted between the two days: the intake list written at collection was the list the crew worked from on the return, and the boxes came back in the same numbers.

All three are worked from the basis published above: the load counted in trolleys, the access schedule, and the packing hours. Check the arithmetic rather than the total. The counts are the shape of the job; the rates are ours.

How the count becomes a plan

Inventory first.
Then a written number.

The order matters. A move is only priced once the list, the two addresses and the access at both ends are on the table together.

COUNTED IN / THE LOAD ON A TROLLEY

1 · Inventory and access

You send a room-by-room list, with photographs of anything bulky, fragile or unusually heavy. We ask what is at both ends: lift, stairs, ramp, loading bay, push distance, and any booking the building requires.

2 · The count

The list is read into trolley loads and you are given the count in writing, with the bulky items named. If you think the count is wrong, say so before the date: a correction before the move is free.

3 · Packing, if you want it

Packing hours are booked with the materials for those hours inside the rate, and the boxes are delivered ahead with tape and wrap. Anything you would rather pack yourself is left for you.

4 · Cover and declarations

The cover position is written down before loading, and items you declare carry their own agreed figure. A declaration made after an incident is a discussion, not a claim.

5 · The date

Lift booking, loading bay slot and the time the keys are due are confirmed in writing. We arrive with the crew sized to the count, not to the address.

6 · Carried, placed and checked

Items are placed room by room against the list, the boxes are ticked off as they come in, and the loan boxes are collected once you have unpacked.

The price basis, published

The load is counted.
Then the access.

Most movers quote a room package. The basis below is written so you can count your own load and test the number before anyone visits.

Illustrative concept pricing, not a quotation. Figures are for carriage only, on a move inside the city, with the crew sized to the count and the truck included, and they include the goods and services tax. Access is charged from the second table, packing from the third, and the count is confirmed from your inventory and photographs before the date. Confirm current rates with the mover.

For scale rather than for anchoring: at our published rates one trolley load is S$85 and two loads S$100, a usual six-load house move lands at S$260 for carriage, access starts at S$10 a trolley and packing runs at S$150 for the first hour then S$75 each started half hour. Those are our own rates, worked from the tables below rather than from anyone else’s. They are here so the figure you are given can be read against the lines it is built from.

The load is the unit you can check yourself: one trolley load is a full platform trolley of stacked, wrapped furniture and boxes. Send the list and the count comes back in writing. If our count and yours differ, the difference is settled before the date, in writing, and the correction costs nothing.

Illustrative concept pricing, not a quotation. Access is charged per trolley load, at the rate for the harder of the two addresses and counted once for the whole move. This is the line a local move is most often argued about afterwards, so it is published rather than assessed on the day. Confirm current rates with the mover.

The written scope

In the figure,
and outside it.

A moving quote grows in the same three or four places every time. Both lists are agreed before the date.

Check a scope with us

In the figure

  • Carriage at the counted load, with the crew sized to it
  • Blankets, wrapping and the trolleys the load is carried on
  • Placement room by room against the inventory list
  • The access conditions published above, at the rate stated
  • Packing hours booked, with their materials inside the rate
  • Loan boxes against the refundable deposit

Named separately

  • Dismantling or reassembling furniture that will not pass a door or a lift
  • Disposal of anything the load leaves behind, including bulky waste
  • Storage between two addresses, quoted by the month on its own terms
  • Hoisting through a window, and the platform or crane that needs
  • Specialist handling for a piano, a safe, artwork or a fish tank
  • Cleaning of either address, which is a different trade and is not sold here

The scope states which work is ours and which belongs to another trade. Where a building, a management corporation or an insurer sets a condition on the move, the booking is yours to make and ours to work to.

When the list and the load disagree

A re-count, not
an argument at the door.

The count is a written number on both sides, so the rule for changing it is written too. It is stated as a rule so that it can be used.

Before the date
Additions and removals are re-counted in writing and the figure moves with the count. Correcting a list before the date costs nothing.
On the day
If the load is plainly larger than the list, work stops and you are told the new count and the new figure before anything else is loaded.
Waiting
Waiting is free to fifteen minutes and then charged in the published bands, counted from arrival rather than from when anyone notices.
Damage and claims
Damage is noted against the list at placement and photographed before the crew leaves. A claim made later without a note is still looked at, but the note is what settles it.

If our count and yours cannot be reconciled, we say so plainly and show you the working: the item list, the photographs and the access notes, rather than a number with no arithmetic behind it.

A household’s view

“The count they quoted was the count that arrived, and the flight of stairs was already on the quote. The invoice was the number on the page.”

Two-bedroom flat move · sample story

We print no review count and no badge, because neither would be ours to print. What we do put in writing: the entity that invoices you, with its registration number on the invoice, the cover position with its limit and its exclusions on it, and two addresses from last month that you can call. Ours, and the same three things from anyone quoting against us.

Sample story. Not a real customer review.

The practical questions

Before the truck
is booked.

  1. How many trolley loads is the move, and what is the count based on?
  2. What is charged for stairs, ramps, the push and the lift, per load?
  3. What is inside the figure, and what is added on the day?
  4. What does the cover pay, and what has to be declared?
  5. What are the packing hours, and what do the materials and boxes cost?
  6. What happens if the load is larger or smaller than the list?
  7. Who is carrying the load, and whose name is on the invoice?
What should every moving quote answer?

The seven questions on the left, in writing, before you compare two figures. A quote that gives a total without the load count, the access rates, the scope, the cover position, the packing hours, the variance rule and the carrying entity is not comparable with one that does, and a cheaper headline number usually differs on the third question rather than on any of the others. Send us the same list and all seven come back in one place.

Is the figure fixed once I send the list?

The count is confirmed in writing, the access is charged from the published schedule, and the packing is charged from the hours you book. What can still change it is a load that is not the list, an access condition nobody mentioned, or waiting time at either end. Each of those is re-counted and agreed before the work continues, not added to an invoice afterwards.

What does the cover pay for, and what must I declare?

Cover applies to the load as it is carried, on the basis stated in your quotation. Items above the ordinary are declared before loading and carry their own agreed figure, which is the number a claim is settled against. Our cover position goes to you in writing before the truck is loaded, with the limit and the exclusions on the same sheet. Cover applies to the load as carried, declared items carry the figure agreed with you, and anything above the ordinary is named on the quotation rather than discovered after an incident.

Do I have to buy the packing?

No. Packing hours are an option, priced per hour with two packers and the materials for those hours inside the rate. Many households buy two hours for the kitchen and leave the rest. The boxes are loaned rather than sold, the deposit is refunded when they come back undamaged, and the collection after you unpack is a stated charge.

Who carries the load, and whose name is on the invoice?

Our own crews carry it, and no part of a house move is subcontracted. The invoice is issued by the moving entity with its registration number on it, and the crew leader for your move is named on the written plan. We will give you two addresses from last month and you can ask them how the count went; we would rather that than have you judge a mover by the photograph of a truck.

What if the lift or the loading bay is not available on the day?

Waiting is charged in the published bands and counted from arrival, so the risk sits where it belongs: with whoever holds the lift or the bay. Where a management corporation requires a booking, a deposit or a padded corridor, that condition is written into the plan before the date. If the wait looks long, tell us and we will say what can be carried by hand instead, at the published stair rate.

Do you clean the place we are leaving?

No. Cleaning is a different trade with its own scope and its own standard, and we do not sell it. We wrap, carry, count and store. If you need the old address cleaned before the keys go back, that is a separate booking with a cleaner, and the two should be sequenced so the cleaning happens after our last trip out rather than before it.
