What your home needs

A little care.
A noticeable difference.

Every job is priced per indoor unit before anyone travels: a standard service from S$60 a unit, a year of scheduled visits from S$110 a unit, and fault work quoted from what the assessment finds.

Three jobs, typed and scoped

SYSTEM 3 / ANNUAL PLAN / TWO VISITS A YEAR

Three units on a servicing plan

3 indoor units · 2 visits a year · S$290 a year

Both visits attended in one round, with the outlet temperature at each unit recorded so the difference between visits is visible.

What each visit contains ↗

Filter wash and refit, coil surface and drain pan clean, drainage flush, a gas pressure check and an outlet temperature reading per unit — listed on a service sheet that names the rooms rather than the units.

SYSTEM 1 / CHEMICAL OVERHAUL / ONE VISIT

Filter and coil, one indoor unit

1 indoor unit · one visit · from S$120, S$99 on a plan

The unit is bagged and cleaned where it hangs, so the room is not dismantled and the wash water never reaches the floor.

How the clean is done without emptying the room ↗

Filters are washed and refitted, the coil surface and blower are cleaned with the unit bagged, the drain pan and drainage are flushed, and the unit is run and the outlet temperature recorded before the bag comes off.

OUTDOOR UNIT / COIL CLEAN / PRESSURE CHECK

Condenser service at the ledge

1 outdoor unit · one visit · from S$110, S$60 on a plan

The outdoor unit does most of the work and is usually the last thing anybody looks at; we clean the coil, straighten the fins and check the charge while the indoor units are being serviced.

What we check outside ↗

Coil surface cleaned and fins straightened, the casing and the surrounding ledge cleared of debris, pipe insulation checked to the wall sleeve, and the operating pressure read against the unit's own rating.

  1. Tell us what’s changed

Which units, how old they are, what you can hear or smell, and how long it has been going on.

  2. Agree the visit

A slot, the price per unit, and what the visit covers — including anything you would rather we looked at while we are there.

  3. Test before and after

Gas pressure and outlet temperature, recorded, so the effect of the visit is visible rather than claimed.

  4. Quote before work

Anything beyond the servicing — gas, parts, coil work — is priced and agreed before it is done.

  5. Clean up and explain

Wash water removed, filters refitted, and a short note of what to watch before the next visit.

A clearer starting point

What’s changed
in your room?

Pick the closest description, and this is what we do about it.

It’s time for a routine clean

A standard service is S$60 an indoor unit and takes about forty-five minutes each. Filters washed and refitted, coil surface and drain pan cleaned, drainage flushed, gas pressure checked, and an outlet temperature recorded. Anything beyond that is priced and approved before it is done.

Book a routine service
It’s not cooling like before

It is usually one of four things: a filter that has clogged, gas that has leaked, a fan motor, or a sensor. Send the error code if there is one. We test before opening anything up, tell you which of the four it is, and price the repair — the assessment is charged once and comes off the repair if you go ahead.

We’re changing the system

Send the floor plan or the room sizes and the age of what you are running. We size the system for the rooms rather than the corridor, quote by system size and brand tier, and write the pipe allowance, the trunking and the removal of the old units into the quotation.

Discuss a new system

Priced per unit, by frequency

What a year of
cooling costs.

The number that matters is units × visits, not a flat per-room figure. Choose the column that matches how you actually use the system, and multiply it by your own units.

Illustrative concept pricing, not a quotation. Figures are starting prices for a standard wall-mounted split system in working order, with units reachable from the aircon ledge and no concealed piping work. A chemical overhaul is priced per indoor unit on top of the service price. Additional charges apply for ceiling cassette or concealed units, units above the third storey requiring access equipment, and after-hours attendance. Confirm current rates with the contractor.

What moves the figure: unit type, how many units, whether the indoor units have been serviced within the year, access to the outdoor unit, and whether the drainage has to be flushed. Each is a line in the quotation, not a surprise on the invoice. A plan covers two visits a year; the quarterly round on a System 3 is S$420 a year for the same units.

The written scope

In the price,
and added to it.

The extra charges are the part owners remember, so they are listed here rather than discovered on the day.

Check a scope with us

In the price

  • Labour for the agreed works
  • Cleaning chemicals and consumables
  • The drainage tray flush
  • A gas-pressure check, before and after
  • An outlet temperature test, recorded
  • Removal of the wash water and clean-up

Quoted separately

  • Refrigerant, where a leak is found
  • Parts: capacitors, fan motors, PC boards
  • Access to concealed or boxed-up piping
  • Indoor units above 24,000 BTU
  • Outdoor coil work at height
  • Parking and entry charges at commercial buildings

Workmanship cover: the period and the conditions are written into the quotation, and a return visit inside that period is included where the same fault comes back.

Who attends, and what you hold

Credentials,
not badges.

Anyone can print a logo on a van. What matters is what arrives with the technician and what is left with you afterwards.

On the quotation

  • The registered company name and registration number
  • Public liability cover, with the insurer named and the certificate sent with the document
  • Whether the technician attending is employed or subcontracted, and who supervises the work
  • The workmanship period that applies to this visit, and what voids it

Left with you after the visit

  • A service sheet naming each unit, with the readings taken before and after
  • The outlet temperature at every indoor unit, written down rather than quoted over the phone
  • Photographs of anything that needs a decision, sent the same day
  • A note of what to watch before the next visit

Client perspective

“The explanation was as helpful as the service. We knew what needed doing, and why.”

Sample story. Not a real customer review.

Service, explained

Before the
service visit.

Does a leak mean I need a chemical wash?

Not always. Water on the floor is often a blocked drain, a cracked drain pan or insulation that has perished; water in the room from the indoor unit is usually the drainage. We find out which before cleaning anything, because a chemical wash does not fix a gas leak and we would rather tell you that than sell you one.

How much will a visit cost?

S$60 an indoor unit for a standard service, S$110 an indoor unit a year on a two-visit plan, and S$160 on a quarterly plan. Anything beyond servicing — gas, parts, coil work, access equipment — is priced per unit and approved by you before it starts.

Can I request a regular servicing plan?

Yes, and it is the cheaper way to run a system. Two visits a year from S$110 an indoor unit, four visits from S$290, with the same technician on the round where the diary allows. Thirty days' written notice to stop, and the plan renews only after we have confirmed the price for the coming year with you.

How soon can someone come?

Planned servicing is booked into the next round through your area, usually within the week. A unit that has stopped cooling is attended ahead of routine work, and plan holders go ahead of non-contract calls. The window we give you is the window we keep.
