Nine days empty before anyone arrived, so every horizontal surface was dusted again after the movers and the unit was walked the next morning.
End-of-tenancy & handover cleaning · Singapore
A move-out clean scoped against a numbered checklist, priced by the state the unit is actually in, and backed by a re-clean window with rules instead of adjectives.

What gets checked, not just cleaned
A handback clean is judged by whoever walks the unit after you leave — usually the landlord or the agent. So the work is scoped in their order, against our 42-point handback checklist, and the checklist is attached to your invoice.
Three handbacks, in full
Three illustrative units, written the way the visit is actually sequenced: what was there on arrival, what the checklist caught, and what the handback pack carried out of the door.

Nine days empty before anyone arrived, so every horizontal surface was dusted again after the movers and the unit was walked the next morning.

Cleaned inside the booked access window, with the balcony and the aircon ledge included because the agent's checklist named them.

Window tracks and grilles, wardrobe interiors and skirting, finished before anything is carried through the door.
They show how a unit is sequenced, evidenced and priced.
The order that matters
Most failed handbacks are not cleaning failures — they are sequencing failures. Cleaning an occupied unit, then moving furniture out, gives the dust somewhere new to settle.

The clean starts only once furniture and boxes are out. If the unit is still occupied we clean around it and say so on the checklist — that limitation is recorded, not hidden.
On arrival we photograph the unit and confirm the condition tier you were quoted. If the state is different, we tell you before starting and re-quote in writing.
Work proceeds in inspection order, room by room, with the checklist marked as each item is done.
Where the schedule allows it, one clear day between the clean and the inspection keeps surfaces from being re-dusted by the movers' last trip.
Dated photographs and the signed checklist are issued to you. This is what you hand over if a claim arrives later.
If the agent raises an item inside the re-clean window, you send the photographs and the checklist and we return once under the terms below.
Priced by condition
Three tiers, decided by what is actually there on arrival — not by the number of rooms alone.
Rates reviewed 18 September 2026.
| Condition tier | What it means | From |
|---|---|---|
| Well kept Recently cleaned, light dust only | Wipe-down of all listed surfaces, floors, bathroom and kitchen detail | S$280 |
| Lived in The common case after a tenancy | Full checklist including skirting, window tracks, wardrobe interiors and appliance exteriors | S$420 |
| Neglected Long vacancy, grease or scale build-up | Full checklist plus degreasing, scale removal and a second pass on kitchen and bathrooms | S$680 |
Listed extras, priced before the clean starts: oven interior, hood filter, refrigerator, balcony, aircon ledge, windows with restricted access, and disposal of items left behind. Your quote is locked by the dated photographs taken on arrival — if the unit matches what you showed us, the price does not move at the door.
Written scope
Handback disputes usually name something a cleaner was never going to fix. Both lists are agreed before the visit.
Check a unit with usIf the agent still complains
We return once, inside a stated window, when the claim is made the way this clause requires. It is written as a rule so it can be used.
If our evidence and the inspection disagree, we say so plainly and show you both sets of photographs rather than arguing the point.
Client perspective
“The agent's list came to nothing, because we already had photographs of every corner.”

Because a flat advertised rate is priced for a well-kept unit. Between tenancies the work that actually takes the time is the parts a regular clean skips — oven and hood inside, window tracks, wardrobe interiors, grout lines, exhaust covers and the edges behind appliances. We price the tier the unit is honestly in, and we show you the tier on arrival.
Yes, whenever it can be arranged. Cleaning around furniture means the dust that the last movers disturb lands on surfaces that were already cleaned. If the unit cannot be emptied in time, we record on the checklist that it was cleaned occupied, and we tell you which areas that affects.
Not necessary, but someone needs to give access and confirm the condition tier. Many owners meet us at the start for ten minutes, check the tier against the quote, and leave us a set of keys. If you cannot attend, the dated photographs and the signed checklist are issued to you afterwards.
Send it before the visit and we will say which items are inside the price and which are not — before you pay, not after. Where a landlord's checklist names something outside cleaning, such as a repair or a paint touch-up, we say plainly that it is not cleaning work and should not be expected from a cleaner.
They are taken after cleaning, kept with the signed checklist, and issued to you as your evidence pack. They record condition, not people, and we do not use them publicly without your written permission.
Start with the state of the unit
Send a few photographs of the kitchen, bathrooms and floors, and tell us when the unit is empty and when the inspection is booked.
Concept only. Nothing is sent or booked.
